Hi I'm Rick Gannon and I live and invest in the Midlands in the UK and I am an entrepreneur, international speaker, property investor, author and family man. Married with 2 beautiful children. My wife and I accidentally became landlords in 1997 when we couldn’t sell our house and had to rent it out whilst I relocated with my job. I moved about with my job and got various roles including relocating to Nottingham. We also bought a pub, renovated a cottage and did some property flips. In 2001 I fulfilled a lifetime ambition of becoming a police officer and continued to invest in property as a hobby. When our first child Ben arrived in 2004 we were shocked to find out Ben had Cerebral Palsy, and could not walk. We changed our lives and bought a pub, and tried to find answers, cures and a way of coping. But running pubs is not very family friendly and we made more money out of the buying and selling pubs than we ever did running them because running them was ultra-stressful and hard work. This thought stuck with us, it was the property that was generating cash and profit. Having bought and traded commercial property, a few buy to lets and done a few flips, we decided to get into high cashflow property HMOs (Houses in Multiple Occupation) and the great cash you could make from them. My experience of HMOs was knocking the door down and finding criminals inside. However, a colleague of mine from the police force also told me about how she was making a lot of money from HMOs and suddenly I realised that this was possible. The police officer job meant I was around a lot of negativity day in day out. Negativity is very bad for your mindset and vision and you can quickly become part of your surroundings. I needed to get out. Property gave me these choices. HMOs replaced my income and more in 12 months. Now I have over 40 properties, and I can’t really say at any point how many properties I have, as I am always buying and selling them. I have over 140 tenants and 25 flats, holiday lets, HMOs, single lets, commercial property, development land and a couple of refurbishment projects on the go. Our rent each month alone exceeds £40k per month. Our portfolio is currently worth over £5 million. I also have leases and options on another £2 million of property. I did all of this without my own funds, and worked with investors to give investors them great returns and built a portfolio at the same time. I am also co-founder of Go Tenant the property management software that help landlords who self-manage get the best tenants for their properties. My experience as a police officer and working with legislation, means that the system is written to make landlords compliant. It also takes the headache out of having to manage multiple applications of tenants, and missing out key checks and vetting procedures. My book House Arrest tells the story of how I grew a portfolio from a small amount of funds, I also share the story of how I met my old police colleagues outside of one of my properties one day and their reaction.
