Honest book

This book paints an honest picture of commercial and multi unit residential real estate investing. It is my very first book on this topic. I learned a lot in how to get things started and anecdotes of how to deal with tenant situations. I would like to see some financial analysis example to know how exactly rewarding financially (return on investment) this venture is in the authors perspective. We read these books to gain insights from authors and what I gleaned was overwhelming obstacles and solutions to them which requires quite a bit of time and work. I need to know whether it makes financial sense to start investing in this niche. Also, there are options of investing in real estate investment trust instead of real estate. It would be great to get an opinion on the pros and cons of each from the author. Overall, it is a good book.
