新築分譲マンションの売れ行きがおかしい。そんな話があちこちで聞こえ始めてきた。未発売の「潜在在庫」増加からも、こうした傾向が見てとれる。土地代や建設費用が上昇し平成バブル期並みに価格がハネ上がった結果、購入者層の需要価格とのバランスが崩れたのではないか。さらに、ＫＹＢ問題や羽田新飛行ルート、五輪選手村跡地の巨大開発や金利上昇への懸念など時限爆弾とも言える要因も気にかかる。一方、住民の高齢化、空き家増加、管理不全で既存マンションにも課題は山積し、問題は今後一層加速すると見られている。
