    BULLET PROOF A MARKET SHIFT

    "Gary, Dave, and Jay always breakdown the process and give you a blue print to what needs to get done. In this book they teach you to bullet proof getting business and look at SHIFT as an opportunity instead of hard times, also bullet proofing to close in tough lending times to make sure you get the job done for clients. Must listen and read this book multiple times and go back and refer when a SHIFT does hit."

    Eye opening insights!

    I decided to listen to this book during 2021/22 which was my first year in Real Estate. What an amazing way to change you're thinking and perspective of deals.

    Some criticism, but a solid 7.5/10. Must listen.

    Firstly, there is some very valuable information in this book and it is worthwhile, but it isn't perfectly presented and there are some criticisms I have. It is a book from Keller Williams so take the culture and mindset parts with a grain of salt and try to filter out the good information from the "culture" part of it.

    Cons:
    - The figures and tables they constantly reference are not available. You would think that purchasing the book would give you access to it, but it didn't.
    - The entire story about the "all hands on deck" was egregious and extremely corny. You really want to base a decision to fire someone on whether or not they will put a hand on a table that has the word "deck" written on it?
    - Chapters 10 and 11 are almost completely useless in many Canadian markets, and I would discourage any seller or agent from doing a "creative finance" transaction, as they almost always end terrible for all involved. Many of these financing strategies are not even viable in many Canadian markets. Consult a local mortgage expert and lawyer before taking any advice on those two chapters.

    Pros:
    - Very viable strategies in here to assist with many agents of all experience levels. I am critical of the way Keller Williams often talks about culture (the deck story for one), but they do have some really good information and training, which is why they're such a large brokerage.
    - Chapter 2, 4, 5, 6, 7, 8, and 9, are some of the best advice available in real estate.

    This is well worth your time to read, but be prepared for some of the "Keller Williams culture" bits and don't let that deter you from the valuable information in here. Keller Williams doesn't need those culture bits, but I believe they use them as coaching tools for newer agents. Personally, I'm a 6th year real estate professional and have worked at 4 different office, including KW for a bit, and I can tell you from experience this book needs to be on any agent's must read list. I was very pleasantly surprised to see how practical the advice was as well, from solid budgeting advice, to a clear focus on what business growth tactics actually work.
